About the neighbourhood

Vake is the greenest and quietest part of western Tbilisi, and has been the city's most prestigious residential district for decades. Most embassies, a good share of the diplomatic housing, and part of Tbilisi State University sit inside it.

The district's spine is Chavchavadze Avenue — a wide, tree-lined street of cafés, restaurants and everyday shops that covers most of what a resident needs on foot. Vake Park at the end of it is the largest green space in the city, and its paths climb all the way up to Turtle Lake.

One thing to weigh honestly: Vake has no metro station. The nearest stops are on the Saburtalo line, a few minutes away by car. In exchange, driving into the centre is quick, and taxis in Tbilisi are cheap and constant.

About the project

Development in Vake tends toward small, boutique buildings rather than towers of several hundred units. Land here is scarce and expensive, so developers usually compete on facade quality, ceiling height, and having few apartments per floor.

Most new-build units are delivered in "white frame" condition: structure, windows, entrance door and utility connections are in place, but floors, walls and the kitchen are the buyer's job. Turnkey units exist too and are priced accordingly.

Price and payment

Georgian property is normally priced per square metre, and Vake commands the highest per-metre figures in Tbilisi. When comparing two listings, first check that both are in the same delivery condition — the gap between white frame and turnkey can be substantial.
