About the neighbourhood

Saburtalo is modern Tbilisi: wide streets, new buildings, and more active construction than any other district. If Vake is the settled, expensive neighbourhood, Saburtalo is where the city is actually growing.

Its biggest practical advantage is transport. The second metro line runs straight through the district, with several stations — Vazha-Pshavela, Delisi and Medical University among them — inside it. That means reaching the centre without a car and without sitting in traffic.

Tbilisi State Medical University and several of the city's main hospitals are here, which keeps student and medical-staff rental demand steady all year — unlike the coastal cities, where demand is seasonal.

About the project

Saburtalo projects are typically larger complexes with shared facilities: structured parking, a lobby, interior green space, sometimes a gym. The range of unit sizes is wider too, from compact one-bedrooms to family apartments.

White-frame delivery is more common here than anywhere else in Tbilisi. If you intend to rent the unit out, plan the cost and the timeline of the fit-out from the start.

Price and payment

Per-square-metre prices in Saburtalo generally sit below Vake, which is what makes it the conventional starting point for a first investment. The rent-to-price ratio also tends to be more sensible, because the demand is not seasonal.

For a fair comparison, read the price per square metre next to the real walking distance to the nearest metro station. In this district that single factor moves achievable rent noticeably.
