About the neighbourhood

Gonio is a quiet coastal village about ten kilometres south of Batumi, on the road toward the Turkish border. Its beach is pebble, the water is usually clearer than in the city, and it has none of central Batumi's crowding.

Its best-known landmark is the Roman fortress of Gonio-Apsaros, a first-century site whose walls and towers still stand and which has become the area's main visitor attraction.

In practice Gonio is Batumi's coastal back garden: close enough that the city's amenities are available, far enough that land prices and the pace of life are both different.

About the project

Development here is mostly low-rise complexes and villas rather than towers. Smaller projects usually mean lower monthly service charges, but also fewer shared facilities.

Because the core demand is summer holiday letting, parking, the true walking distance to the beach, and insulation quality are the three things that most affect how easily a unit rents.

Price and payment

Per-square-metre prices in Gonio typically sit below central Batumi, which makes it an accessible entry point on a smaller budget. The trade-off is a shorter, more concentrated rental season.

If the residency threshold matters to your plan, note the flip side of a cheaper square metre: reaching the legal minimum may mean buying a larger unit.
