Financing with a US or Canadian passport

A second passport changes how Georgian banks read your file. What shifts, and what stays exactly the same.


Why the passport matters to a lender

When a bank assesses a foreign applicant, it is really weighing two things: ability to repay, and how hard recovery would be in the event of default. Nationality and country of income bear directly on both.

So an applicant holding a US or Canadian passport typically presents a different file than one holding an Iranian passport — not necessarily an easier path, but a different set of questions and requested documents.

What gets examined either way

Regardless of passport, lenders are answering a consistent set of questions: where does your income come from and can it be documented? What does your credit history show? How much of the purchase price are you covering in cash? And can the source of those funds be traced and evidenced?

That last question carries particular weight for Iranian applicants. Documenting the transfer path is often more decisive than the amount itself, and is best planned before the purchase process begins.

An important note on US and Canadian tax

US passport holders and Canadian tax residents generally carry obligations to report foreign income and assets to their own tax authorities. Buying property and taking financing in Georgia can create reporting duties that have nothing to do with Georgian law.
